Getting Started

Do I get free leads when I sign up?

Yes! Every new user receives 50 credits plus 20 gifted leads automatically based on your location. The 20 gifted leads (10 seller + 10 buyer) appear in your Deal Deck immediately so you can explore real data right away. The 50 credits are yours to use for additional lead generation. When you refer a friend, you both earn 50 bonus credits.

How do promo codes work?

Promo codes can be applied during signup to receive bonus credits or special offers. Enter your promo code on the registration page before completing signup. Some promo codes provide one-time credit bonuses, while others may offer subscription discounts.

How do I know if I'm on the latest version?

Check the version number displayed in two places: the bottom of the sidebar navigation, or on your Profile page under "App Version." If you're on an older version, do a hard refresh once (Cmd+Shift+R on Mac, Ctrl+Shift+R on Windows). Future updates happen automatically after that.

Where can I find LeadDeck Lab recordings?

LeadDeck Lab recordings are available on the Start Here page under "LeadDeck Lab Recordings." Each recording includes a video, downloadable infographic, and a "Chat with AI" link that opens NotebookLM where you can ask questions about the session content.

Subscription & Billing

What subscription plans are available?

LeadDeck.ai offers three subscription tiers: Free (pay-as-you-go), Pro ($149/month or $1,490/year), and Power ($249/month or $2,490/year). Each tier includes different monthly credit allowances, feature access, and discounts. Free users pay for credits as needed, Pro includes 100 monthly credits with 10% discount, and Power includes 200 monthly credits with 30% discount.

How does the credit system work?

LeadDeck.ai uses a credit-based billing system. Standard leads cost 1 credit each, premium leads cost 2 credits each, and postcard mailings cost 3 credits per postcard. Pro and Power subscribers receive monthly credits that rollover to the next month if unused. Free tier users pay-as-you-go with no rollover.

Do monthly credits rollover?

Yes — Pro and Power subscribers' monthly credits rollover to the next month if unused. Free tier users operate on pay-as-you-go and credits don't rollover since there is no monthly allowance.

What happens if my credit balance goes negative?

You can go negative once. Once negative, you cannot run any features (manual runs, Skip Sherpa, Run Comps) until you purchase more credits. Scheduled targets are automatically paused when your balance is negative.

How do I update my payment method?

Go to Settings and navigate to the Billing section to update your credit card information, view transaction history, and purchase additional credits. All payments are processed securely through Stripe.

How does the referral program work?

Share your unique referral code with other real estate professionals. When they sign up and purchase credits, you both receive bonus credits. Check your Settings page for your referral code and to track referral earnings.

Lead Types & Targeting

What's the difference between standard and premium leads?

Standard leads match one lead-type criterion (e.g. Pre-Foreclosure only). Premium leads match up to THREE lead-type criteria simultaneously (e.g. Pre-Foreclosure AND Inherited AND Vacant), giving you highly targeted prospects. Premium leads cost 2 credits instead of 1. Pro and Power subscribers can combine 2–3 lead types using AND logic.

What are the 6 motivated seller types?

LeadDeck.ai targets six highly motivated seller categories: Pre-Foreclosure, Notice of Default, Tax Default, Inherited, Vacant, and Involuntary Lien. You can filter by one type for standard leads or combine two or three types for premium leads.

What types of buyer leads can I find?

LeadDeck.ai helps you find Active Landlords, Multi-Family Investors, Cash Buyers, Fix & Flip Investors, and Vacant Land Buyers. Each buyer type has specific criteria around portfolio size, recent purchase history, and cash transactions to ensure you're targeting serious investors.

How do seller and buyer targets work?

Seller targets search for distressed property owners (pre-foreclosure, inherited, vacant). Buyer targets find cash investors based on their purchase history and portfolio size. You can create targets, run them manually or schedule them automatically, and export results to CSV.

Why do I need to set a Result Limit?

The Result Limit field is required to prevent accidental API overconsumption. Since each property costs 1 credit (or 2 for premium), setting a specific limit ensures you never accidentally run a search that costs more than expected.

What are Recent Sales / Low-Value Transfer leads?

Recent Sales leads find properties recently sold for very low amounts ($1–$25,000). These often indicate tax sales, quit-claim deeds, gift transfers, or distressed transactions. Power-tier only, 1 credit per lead with automatic skip tracing.

What are Pre-Foreclosure leads?

Pre-Foreclosure leads find properties currently in the foreclosure process, including Notice of Default (NOD), Notice of Sale (NOS), and Lis Pendens filings. You can filter by motivation level and recording date recency. Available to Pro and Power tier users, 1 credit per lead.

What are Land & Acreage leads?

Land & Acreage leads find vacant land and lot owners in your target area. You can filter by acreage range and maximum land value. Power-tier only, 1 credit per lead.

Features & Tools

What is the Sales Propensity Score?

The Sales Propensity Score is a predictive metric (0–100) that estimates how likely a property owner is to sell based on property condition, owner demographics, financial indicators, and market trends. Higher scores indicate more motivated sellers and help you prioritize which leads to contact first.

What is Run Comps and how does it work?

Run Comps is a property valuation feature that finds comparable properties (similar size, location, features) to help you estimate market value and potential profit. Available on property detail pages, it analyzes recently sold properties in the area. Run Comps costs 1 credit.

How does Deal Deck ordering work?

Your Deal Deck uses intelligent ordering based on activity tracking. Recently viewed leads automatically move to the top so you can pick up where you left off. New leads appear next, followed by older leads you haven't interacted with.

What are message scripts and how do they work?

Message scripts are pre-written, editable text and email templates for Days 1–7 of your follow-up sequence. Each lead displays the appropriate Day 1 script with smart placeholders (like {firstName}, {propertyAddress}) that automatically fill in with real lead data. You can customize all scripts in Settings.

What is MatchMakR and how does it work?

MatchMakR is a reverse seller-lead finder that analyzes your cash buyer/investor portfolios and automatically finds matching properties they might want to buy. Variants: MLS MatchMakR (Free), Off-Market MatchMakR (Pro), In-App MatchMakR (Free), and Custom MatchMakR (Power).

What is the Inferred Buy Box?

The Inferred Buy Box is an auto-generated investment criteria profile created from an investor's most recent property purchase. The system shows their likely preferences including property type, location, price range, beds, baths, and square footage. This powers MatchMakR searches directly from the Owner Profile page.

What are the QR code postcard features?

LeadDeck.ai offers three levels of postcard features: Free tier basic postcards without QR codes, Pro tier QR codes with default capture page, and Power tier QR codes with custom landing pages.

What is the Distress Indicators section?

The Distress Indicators section on property detail pages groups together all distress signals for quick scanning: Foreclosure status (NOD, NOS, Lis Pendens), Involuntary Liens (judgment liens, mechanics liens), and Tax Default status (delinquent year, amount).

What are the Master Decks?

Master Decks are long-term lead management tools where you can organize your most important contacts. My Sellers stores seller leads, My Buyers holds buyer/investor contacts, and My FlippRs tracks fix & flip investors. Each supports CSV import and manual adds.

What coaching and training is included?

LeadDeck.ai includes live coaching and training at every tier: Daily Brew morning calls for all users, Tech Tuesdays for Pro subscribers, and Bi-Weekly Mastermind Calls for Power subscribers.

Data & Contact Info

Where does the contact information come from?

We use premium data providers for property searches and owner profiles, plus skip tracing services for contact enrichment. All data comes from public records, licensed databases, and verified data providers.

How accurate is the property and owner information?

Our data comes from premium data providers and public records, which are generally very accurate. However, real estate data can change rapidly. We recommend verifying critical information before making investment decisions or sending communications.

How does skip tracing work?

You can enrich individual leads or entire batches with skip tracing data from the Deal Deck. Skip tracing finds additional contact information (phones, emails) when the initial property data is incomplete.

How does Skip Sherpa enrichment work?

Skip Sherpa enrichment finds additional contact information for leads with incomplete data. It costs 1 credit per lead but only charges for NEW contacts you don't already have. New Skip Sherpa contacts are marked with purple badges.

How does Buy Box CSV import work?

When importing buyers or investors via CSV, you can include buy box criteria columns: target_states, target_counties, target_cities, target_zips, property_types, min_price, max_price, min_beds, max_beds, min_sqft, max_sqft, and notes. Multi-value fields use semicolons or pipes as separators.

Outreach & Export

How do I export my leads?

Navigate to your Deal Deck or Buyer Leads page, filter and search to find the leads you want, then click "Export to CSV." You can also have CSV exports automatically emailed to you when scheduled targets complete.

Can I send postcards directly from the platform?

Yes — LeadDeck.ai integrates with Thanks.io to send handwritten-style postcards. Select leads from your Deal Deck, choose "Send Postcard," and pick a template. Each postcard costs 3 credits and includes physical printing and mailing.

Can I push leads to my CRM?

Yes — Pro and Power subscribers can configure CRM webhooks to push leads directly to their CRM systems. Pro tier allows 1-by-1 individual lead pushing; Power tier includes bulk CRM push for entire deal decks.

How are owner names formatted in CSV exports?

CSV exports automatically parse owner names into separate columns: Owner 1 First Name, Owner 1 Last Name, Owner 2 First Name, Owner 2 Last Name. The system handles multiple owners, trusts, LLCs, and complex names automatically.

Automation & Scheduling

How do scheduled targets work?

You can schedule targets to run automatically on a daily, weekly, or monthly basis. Configure email notifications and CSV auto-delivery in your schedule settings to stay updated on new leads.

Can I get leads for multiple markets?

Yes — you can create as many targets as you want across different counties and states. Each target can have its own lead-type criteria, schedule, and notification settings.

Why does "Check Lead Count" sometimes show different numbers?

The lead count checker uses the exact same filters that will be used when you run the target. Variations are usually due to data provider updates or recent property status changes (foreclosures resolved, properties sold).

Compliance & Security

What should I do with DNC (Do Not Call) data?

You are solely responsible for compliance with all Do Not Call regulations and TCPA laws. LeadDeck.ai provides lead data "as is" and does not guarantee DNC status. Always scrub your leads against current DNC lists before making calls.

Is my data secure?

Yes — we use industry-standard encryption (SSL/TLS), secure authentication, and encrypted storage for sensitive data like API keys. Payment processing is handled by Stripe with PCI DSS compliance. We never share your data with unauthorized third parties.
